Do I need to get Healthy Homes checks done every year?
No. Once your property is compliant, you don’t need to redo the assessment annually. However, you may need to update areas of compliance if standards change or if work is done on the property.
What are the five Healthy Homes standards?

- Moisture ingress and drainage
- Draught stopping
When will I receive rent payments?
We process owner payments every Friday.
- If your tenant pays weekly, you’ll be paid each Friday.
- If your tenant pays fortnightly, you’ll be paid every second Friday.
What is your rent arrears process?
As part of our management process, we act quickly and consistently when rent falls into arrears.
- Within 7 days: We issue a friendly reminder to the tenant so they are aware of the overdue payment.
- At 14 days: If the arrears remain, we send a formal 14-day notice to remedy.
- At 21 days: Should the rent still be unpaid, we may apply to the Tenancy Tribunal to seek termination of the tenancy.
- Repeated arrears: Even if the tenant makes up missed payments, the law allows us to apply to the Tribunal if a tenant is more than 5 working days late on three separate occasions within a 90-day period.
Our approach is to communicate early and encourage repayment where possible, but we also act in line with the Residential Tenancies Act to protect your investment.
What are your management fees?
Our standard management fee is 8% + GST.
How do you screen tenants?
We carry out rigorous checks, including references, credit checks, and tenancy history, to ensure the best possible fit for your property.
Does a Body Corporate annual smoke alarm test cover the RTA requirements?
No. Under the Residential Tenancies Act, smoke alarms must be checked between every tenancy. Annual Body Corporate checks do not cover this requirement.
We have a preferred supplier who can carry out these checks on your behalf. If you prefer to arrange this yourself, or already have your own supplier, you are welcome to manage it directly.
